What is included

What does FF&E include in a hotel?

FF&E stands for furniture, fixtures and equipment: the movable and built-in items that furnish a hotel, such as beds, casegoods, seating, joinery, lighting, bathroom fittings, flooring, wallcovering and soft furnishings. A Boxareno package covers all of these for guest rooms, suites, corridors and the public areas that go with them.

What is the difference between FF&E and OS&E, and do you supply both?

FF&E is the durable, capital part of the interior. OS&E, operating supplies and equipment, is what the hotel uses day to day, such as linen, towels, amenities and glassware. We supply both, so the rooms can be handed over ready to trade.

What is included in a turnkey hotel FF&E package?

Everything in the room and everything needed to get it there: furniture, joinery, upholstery, stone, metalwork, flooring, tile, wallcovering, glass and mirrors, sanitaryware, tapware, lighting, ironmongery, signage and OS&E, plus shop drawings, a prototype room, shipping, import clearance and installation. Should we choose custom hotel furniture or catalogue furniture?

Catalogue furniture is designed for many settings, so hotels furnished from a catalogue tend to look alike. Custom furniture is manufactured to your designer's specification, so proportions, materials and finishes are chosen for your rooms. See custom hotel furniture vs catalogue.

Do you supply public areas as well as guest rooms?

Yes. When we supply the guest rooms we also supply the lobby, restaurants, bars, lounges and corridors, with no separate minimum. We do not take on a single public area, such as one restaurant, on its own.

Working with us

Can you manufacture to our own architect's or designer's drawings?

Yes. We manufacture exactly to the specification of the project's registered architect or designer, in Australia and on our international projects. We work with other architects and design studios as well as Cocoplum Design Studio, keep your client relationship confidential, and can work under your studio's name.

Do you work to hotel brand standards such as Marriott, Hilton, IHG, Accor or Hyatt?

Yes. We work to the operator's brand standards on each project, and where it strengthens the guest experience we can suggest biophilic and neuroarchitecture refinements for the brand team to approve. What is your minimum order?

50 rooms for a hotel FF&E package, with the public areas included. 50 units for serviced apartments and hotel residences. 30 units for custom modular. We work on 4 and 5 star hotels and resorts.

When should we contact you?

At the first idea to build or refurbish. Decisions made before the design is fixed shape the cost, programme and performance of the rooms. For boutique hotels we often start with the brand.

How do we get a quote, and how long does it take?

Send us the drawings, specification and room schedule. When the design and materials are clear, a quote takes about one week. If the design is only partly complete, for example with furniture and materials not yet selected, we recommend finishing the design first so the quote is firm rather than full of allowances.

Where is your furniture made?

In Ankara, Türkiye, by our manufacturing partner, which has designed, constructed and fitted out hotels since 1994 and is certified to ISO 9001, ISO 14001, ISO 45001 and ISO 10002. We manufacture furniture, joinery, metalwork, natural stone and modular components, and buy everything else directly from the factories that make it.

Why manufacture in Türkiye?

Our manufacturing partner has fitted out hotels there since 1994, and many high-end European brands manufacture in Türkiye too. Buying directly from those factories, in the volumes a hotel needs, gives good prices and means they will produce to Australian specification for us, down to Australian plugs.

Do you deliver across Australia and Asia Pacific?

Yes. We deliver turnkey hotel interior packages Australia-wide from Sydney and across Asia Pacific, alongside international hotel projects.

Import and compliance

Does imported hotel furniture need fumigation to enter Australia?

Timber and timber products must meet Australia's biosecurity import conditions, which can require treatment such as fumigation or heat treatment with certification. We complete the treatment and certification in Türkiye before the goods are shipped, so they arrive ready for import clearance.

What is BMSB season, and does it affect shipments from Türkiye?

Brown marmorated stink bug season runs through the southern hemisphere spring and summer. During the season, target high-risk goods from target risk countries must be treated before they arrive in Australia. We treat and certify in Türkiye before shipping, so this is handled whenever your shipment falls. The Department of Agriculture, Fisheries and Forestry publishes the current season's dates and country list.

What import duty and GST apply to furniture imported into Australia?

GST of 10 percent applies to imported goods, and import duty depends on the tariff classification of each item. Our prices include shipping to Australia; GST and any import duty are payable in Australia and are not included. GST-registered businesses can generally claim the GST back.

Do hotel fabrics and upholstery need fire documentation?

Fire requirements depend on the building and on where the item is used, and your architect or certifier sets them in the specification. Fabrics are usually chosen by your designer from global contract fabric brands, and we supply the fire test documentation where the specification requires it.

Are your tapware, sanitaryware and lighting suitable for Australia?

We supply products from established high-end brands to your specification, and the specification sets the certification each product needs in Australia. Lighting is ordered to Australian specification, including Australian plugs, and connected by Australian licensed electricians.

Do you use FSC-certified timber?

We use the timber your architect specifies. When the specification calls for FSC-certified timber, that is what we supply.

Cost and contract

How much does hotel FF&E cost per room?

It depends on the star rating, room size, specification and how much of the room is custom, so we price each project from its drawings and schedule rather than quoting a rate per key. We work on 4 and 5 star hotels, and a quote takes about one week once the design and materials are clear.

Is one contract cheaper than buying design, furniture and installation separately?

Not automatically. Buying direct from the factories and manufacturing ourselves removes the margins stacked between designer, importer and supplier, but the bigger gains are control: no substitutions the designer did not approve, one party carrying the programme risk, and one party answerable after handover. We show open-book pricing against comparison quotes so you can judge the price yourself.

What are your payment terms?

Payments are staged against milestones through manufacturing, shipping, delivery, installation and completion. Prices include shipping to Australia; GST and import duty are payable in Australia.

What warranty do you give?

A 10-year warranty on the frame, and never less than the law requires in your state. Fabrics carry the fabric supplier's warranty, because they are chosen by your designer.

Delivery and installation

How long does a hotel FF&E package take from order to installation?

Manufacturing is typically completed within about 120 days of approval and shipped in batches. Sea freight from Türkiye to Australia takes about 45 days. Installation time depends on the project: on Rixos Premium Bodrum, a 409-room five-star resort, the combined manufacturing and installation window was three months.

Do you build a prototype room before production?

Yes, usually on every project. We build one complete room at the factory, finished to every detail the guest will see, down to the waterproofing. Your team visits, walks the room and feels the design and materials, and signs it off before volume production starts.

Who installs the furniture in Australia?

Our own installers: permanent staff who have worked with us for more than ten years, who travel to install in Australia. We can also work with local contractors or your preferred installers. We guarantee the installation our own team carries out.

Can we inspect the furniture before it is shipped?

Yes. Pre-shipment inspection is one of our five sign-off gates: production is photographed and measured against the approved sample before it leaves the factory. See how we work.

Do you supply spare stock?

Yes, if the hotel has storage for it, and we recommend it. Spare pieces from the same production run make repairs and replacements simple after handover.

Modular

Can any architect's design be built as modular?

Yes. We turn any architect's design into prefabricated components, with no limit on levels or architectural style. Each system is engineered around shipping container sizes and Australian road, load and site limits.

What is hybrid construction?

Hybrid construction combines modular components with traditional building. Where we deliver the interiors, it is often the approach we recommend, and we can coordinate and project manage it.

Who designs and certifies a modular building in Australia?

Your Australian architect or certifier designs the building and sets its requirements, for example WELL requirements. We manufacture it as prefabricated components to that design.

When is modular the right choice?

When the architect, the builder and the owner or brand all agree it suits the project. If they do not, we will tell you, and recommend the route that does suit it. The minimum order for custom modular is 30 units.
